Yes, the address has always been the same for this prominent downtown Minneapolis office tower. But, it’s never been the name. Office towers often offer naming rights to large tenants, making name changes inevitable. Some ownership and management groups simply change the name when needed and update the signage. Others, like the ownership group of KBS and the leasing and management group Transwestern, understand it’s an opportunity for a refresh and improvement and reintroduction into the market.
That’s where Shea came in. Twice.
In 2013, KBS purchased RBC Plaza and the four-story adjacent Gaviidae Common II and partnered with Shea on a complete remodel and integration of the two separate spaces to create a significant office address and amenities. Our work continued through the years to ensure the space was always current, and we continued to provide the best in tenant amenities, including creating a new tenant lounge.
In 2022 tenant activity gave the partnership of KBS, Transwestern and Shea an opportunity to rebrand and refresh the 40-story tower and make way for the future. And sometimes the key to branding is simplicity. So, we used one of the building’s great assets: its address.
With the latest refresh, the focus was to improve both the mall entrance, as well as the primary Sixth Street entrance, and ensure the overall building flow was focused on both tenants and visitors alike.
From there, our focus was to determine the highest and best use for each area, including a combination of seating that accommodated all needs from casual conversations to heads-down working. The goal was to reintroduce the same great address with a new brand and reinvigoration. And what’s more invigorating than dual wow-factor light fixtures, custom designed by Shea?
Good design is timeless, but good business and management is knowing you have to stay current and continue to refresh. Sometimes it’s required by a major change, like new ownership or tenants. Or sometimes you just need to reevaluate functionality. Either way, take it from 60 South Sixth — a fresh look can do wonders to enhance a space.
